Rise Association Management Group (RISE) is proud to announce it has been named the new management company for One Montrose Place Condominium Association. One Montrose Place is a beautiful mid-rise condominium located the Montrose district just west of Mid-Town, an area of Houston known for its urban living and convenient access to shops and restaurants only found in Houston.
As a niche player that specializes exclusively in condominium and townhome communities in the Houston, The Woodlands and Galveston areas, RISE has made big waves in the market but offering a maintenance focused approach to management which has become a near perfect match for condo boards looking for management to take a hands-on approach to maintenance. “We look at these from the inside out—it starts with the unit and owners and tenants and ensuring we’re treating the facility, which is their home, like any one of us would want our home to be treated” said John Elmore, Managing Partner at RISE Association Management Group (https://www.riseamg.com/condo-association-management/).
Mid Rise and High Rise condominiums offer unique challenges that only a firm specializing in these kinds of condos can anticipate and effectively address. Their intricate building operations often include centralized heating and cooling systems, multiple elevators, on-site maintenance staff, access control systems, parking garages, and more. “When you operate a multi-million dollar facility that houses hundreds of people you want to make absolutely certain that you’re using a management company that has experience maintaining and managing these kinds of systems. You definitely want a seasoned facilities manager to run those operations, and not your typical property manager” said Elmore. Often it isn’t well known whether the facilities are being maintained appropriately until a problem emerges which is why it’s important to have a comprehensive maintenance program such as the one being implemented at One Montrose.
In addition to the facilities management program, RISE has also been selected to offer implement a risk management program. “There are some inherent risks to operating a building but when you add employees into the mix you’ve greatly increased your scope. We work to find balance and put in the place the right practices to protect the association, its members and its board to the extent reasonably possible. You can’t eliminate all risk buts often just being aware of them can make a world of difference” said Jason Delgado, Managing Partner at RISE.
With anywhere from 30 to 80 percent of annual budgets being spent on maintenance related projects and nearly all of reserves going toward capital improvements, it stands to reason that your association would need a standing maintenance plan in place for all its assets. This program helps ensure you’re spending that in the best way possible and getting the highest quality of work. Rise Association Management Group is a community association management company specializing in condominium associations and townhome associations in the greater Houston area including The Woodlands and Galveston.
